to Homeowner Control
Building a successful community involves more than constructing homes and amenities. The association also needs the financial, administrative, and operational foundation necessary to support the community as it grows—and eventually transitions from developer control to homeowner leadership.
North Georgia Association Management works alongside developers and builders throughout that process. We help establish the Association's day-to-day operations, organize financial and administrative systems, coordinate community services, and prepare for an orderly transition to homeowner control. As the community develops, our role evolves with it—from supporting developer-controlled operations to helping prepare the Association and its future homeowner Board for the responsibilities ahead.
Our goal is continuity: helping create an Association that operates effectively during development and is prepared to succeed after turnover.

Association Setup & Operational Readiness
We help establish the administrative processes, systems, accounts, communication channels, and management procedures needed to begin Association operations.
Governing Documents & Records
We coordinate the Association's governing documents and records so management processes and community operations are organized around the framework established by the developer and its legal counsel.
Assessments & Financial Organization
We establish processes for assessment administration, owner accounts, budgeting support, financial reporting, accounts payable, and other Association financial operations.
Vendor & Maintenance Coordination
As common areas and amenities come online, we coordinate Association vendors, service schedules, maintenance responsibilities, and ongoing operational needs.
Board Transition Preparation
We help prepare the Association for homeowner governance by organizing records, identifying ongoing responsibilities, and establishing processes that can continue beyond developer control.
Turnover Coordination
When the time comes, we help coordinate the transition to homeowner control, including homeowner communication, election support, organizational preparation, and onboarding of the newly elected Board of Directors.

Management Support—Not a Replacement for Your Professional Team
NGAM's role is to manage and coordinate the Association's administrative, financial, and operational responsibilities during the developer-controlled period and help prepare the community for eventual homeowner control.
We work alongside the developer, legal counsel, engineers, contractors, vendors, and other professionals involved with the community. We do not provide legal advice, engineering opinions, construction services, or warranty work. Instead, we help coordinate Association-related information and responsibilities so the appropriate matters can be directed to the appropriate professionals.
As turnover approaches, we also help prepare homeowners for the transition, communicate the process, assist with the election of the homeowner Board of Directors, organize Association records and responsibilities, and help the incoming Board understand the management structure it is inheriting.

Bringing professional association management into the process early allows operational decisions to be made with the Association's long-term needs in mind. Processes established during development—financial controls, owner records, vendor relationships, maintenance schedules, communication systems, document organization, and community procedures—eventually become the foundation inherited by the homeowner Board.
